Connolly Brothers offers in-house Preconstruction, Planning and Architecture, Construction Management and Design-Build services. We tailor our approach to each client's goals, schedule, budget, and project complexity while maintaining a collaborative process from planning through project completion.

Yes. Connolly Brothers has extensive experience with private K-12 schools and early learning centers, including ground-up construction, renovations, additions, and occupied campus construction completed on schedules that work around the academic calendar.

05 Do you build auto dealership and retail facility projects?
Yes. We build and renovate auto dealership and retail facilities throughout Massachusetts, New Hampshire and Maine, working within brand standards, tight timelines, and specific operational requirements.

06 What geographic areas do you serve?
Connolly Brothers primarily serves Greater Boston and communities throughout Massachusetts, New Hampshire and New England.

07How early should we involve Connolly Brothers?
The earlier the better. Engaging our team during the planning phase allows us to assist with budgeting, constructability reviews, value engineering and preliminary schedule development before design is finalized. It's been proven that early collaboration leads to better decision-making and fewer surprises during construction.

08What happens during Preconstruction?
During the Preconstruction process we work with owners, architects and consultants to review project goals, develop conceptual budgets, develop preliminary schedules, identify potential risks, review existing conditions, and coordinate design decisions. This lays the groundwork for a smoother construction process — addressing issues while they're inexpensive to resolve, minimizing surprises later on and giving owners a clear, realistic picture of scope, cost, and schedule.

09Can you help establish a construction budget?
Yes. Budget development is an important part of our preconstruction services. We provide conceptual estimating, cost evaluations based on subcontractor input and historical cost data, value engineering, and ongoing budget updates as projects evolve, helping clients make informed decisions.

10What is the difference between Construction Management and Design-Build?
Construction Management (CM) means Connolly Brothers manages the construction process while an owner's separate architect leads design. Design-Build means Connolly Brothers holds a single contract for both design and construction, streamlining communication, schedule, and budget under one team. We offer both delivery methods, along with traditional design-bid-build, and help clients choose the approach that best fits their project's goals, schedule, and budget.

11Does Connolly work with outside architects?
Yes. Connolly frequently works on projects designed by other architects.

12How do you keep projects on schedule?
We develop schedules based on a number of factors such as lead times, subcontractor input, permitting, and design. We continuously monitor project milestones, proactively address potential challenges like long lead times, and maintain consistent communication with all project stakeholders. Many Connolly projects are accomplished on a fast-track basis.

13How do you manage project costs?
Our goal is to develop a budget for your project that's as thorough as possible. We include subcontractor input, lead times, and historical cost data, and we evaluate options for different systems or materials and their corresponding cost comparisons, giving clients an accurate picture of potential construction costs. Cost management continues well past initial budgeting - through ongoing monitoring, value engineering, and ongoing budget updates as the project progresses - so clients can make informed decisions at every stage, from design through construction.

14Can construction take place while our building remains occupied?
Yes. Many of our projects occur within occupied office buildings, schools, manufacturing facilities, churches and other assembly spaces. Through careful phasing, communication, safety planning, and scheduling, we help clients maintain operations while construction progresses.

15How do you minimize disruptions during construction?
Every occupied project begins with detailed phasing and logistics plans. We work with owners to understand the day-to-day functioning of their organization — daily operating schedules, events, peak occupancy times, and critical operations that can't be interrupted. Once construction starts, our team provides regular ongoing communication with facility management throughout construction so everyone knows what to expect.
